Due to expansive soils and, In order to advantage of the spectacular views and the tall concrete walls in basement/garage, this home required extensive engineering. This home features a hi-efficiency HVAC system that included a Heat Recovery Ventilator (HRV).

  • Exterior Walls/Insulation:

    2”x 6” wall studs placed 24” O.C. with blown-in cellulose. Solid Concrete Walls in basement, Blown in Fiberglass in ceiling

  • Heating/Cooling/Hot Water System:

    Natural Gas, 2 Zone Air Handler Variable Speed and Variable Heat. Natural Gas power vent hot water heater. This unit had a Heat Recovery Ventilator (HRV). This home featured a hot water recirculation system to provide instant hot water to all fixtures if the customer chose to do this.

  • Flooring and Trim:

    Locally milled pine trim, 6” wide white oak flooring and carpet.

  • Roofing:

    Architectural Grade 30 Year Asphalt Composition Roof
